The current project, scheduled for completion in 2026, involves the demolition of disused buildings on Cardinal Domenico Capranica Street in the Torrevecchia-Primavalle area to create a public and social housing complex. Specifically, the 2 five-story buildings will house 70 public housing units, 6 social housing units, 2 co-housing units and 1 for disabled young adults.
The project is set to achieve the highest standards of energy efficiency in order to pursue environmental but also social goals to reduce tenants’ utility bills. The building will be classified as Class A4, an increase of 9 energy classes over the one being demolished, and will not use fossil fuels. It is planned to install solar photovoltaic systems to serve the utilities for 134.1 kW.
The planting design aims to make a significant reduction in land consumption compared to the existing state, freeing up some of the land now built on and equipping it with neighborhood public green spaces, parking lots, sports activities and social service facilities. The intervention has a cost of about 24 million euros from the PINQuA(National Innovative Program for Housing Quality) and is financed by the Pnrr.
The plan is to build two structures with a large public green courtyard inside, along with several complementary interventions for the neighborhood, including a bicycle path and pedestrian connections to neighborhood parks and facilities. The ground floor is intended for public utilities run by cultural or nonprofit associations, a workshop and youth center with coworking area, as well as multipurpose spaces with a cultural vocation for exhibitions, screenings and performances. All accommodations have a different design in terms of typological and distributive characters and their layout is always different for each level to better meet the different and multiple needs of different future users, they all have terraces, double facing to enjoy effective cross-ventilation.
